Riosul Inspect (the “App”) by Riosul Properties.

1. Overview
Riosul Inspect is an Android assistant used by professional property inspectors employed by or contracted to Riosul Properties to assist with filling out third-party inspection forms on a device the inspector already owns and operates. This document explains what data the App accesses, how it is used, where it is stored, and your rights.
2. Data we access on the device
To function, the App needs to read the user interface of a separate inspection application installed on the same device and to perform taps on it on the inspector’s behalf. We do this in two ways:
- Android Accessibility Services (BIND_ACCESSIBILITY_SERVICE). The App reads the on-screen text and UI hierarchy of the inspection app to identify questions and answer options, and performs taps to fill those options. Accessibility data is processed in memory on the device. It is not transmitted off the device, not sold, not used for advertising, and not used for any purpose other than driving the automation requested by the inspector.
- Media Projection / screen capture (FOREGROUND_SERVICE_MEDIA_PROJECTION). When parts of the inspection form are not exposed through accessibility metadata, the App captures the screen and runs on-device optical character recognition (OCR) to read the visible text. Screenshots are kept only in memory for the duration of the recognition step and are never written to storage, transmitted, sold, or shared with any third party. The capture session is started and stopped explicitly by the inspector and is bound to a foreground service so the inspector is always aware it is running.
3. Data we collect and store
The App writes the following data to Google Firebase services:
- Account credentials (optional).If the inspector chooses to sign in instead of continuing as a guest, the inspector’s e-mail address and password are handled by Firebase Authentication. Passwords are stored in hashed form by Firebase and are never visible to Riosul Properties.
- Inspection run metadata. When a guided inspection finishes, a record is written to a Firestore collection (
inspection_runs) containing: the inspection type (e.g. “FI Occupied”), start/end timestamps, counts of successful and failed actions, the inspector’s e-mail (only if signed in), the device manufacturer and model, the Android version and the App version. No answers to inspection questions, no property addresses, no resident or occupant information, and no captured screen content are uploaded. - Bug and feedback reports.If the inspector chooses to submit a report through the App, the free-text content of that report along with the device model, Android version, App version and the inspector’s e-mail (only if signed in) are written to a Firestore collection (
reports).
4. What we do not collect
- We do not collect contacts, calendar, SMS, call logs, location, microphone, camera or photo library content.
- We do not collect the actual content of the inspection forms (answers, photos taken inside the third-party app, addresses).
- We do not store screenshots or screen recordings on the device or in the cloud.
- We do not sell, rent or share personal data with advertising networks, data brokers or any third party for marketing.
- We do not display advertising in the App.
5. How data is used
The metadata described in section 3 is used exclusively to (a) operate the App, (b) let Riosul Properties administrators see in their dashboard which inspectors and which devices are using the App, how often inspections are completed, and how the App is performing (success/failure counts), and (c) respond to bug reports submitted by inspectors. Data is not used for profiling, advertising, training machine-learning models, or any purpose outside operating and supporting the App.
6. Where data is stored and who can access it
Data is stored in Google Firebase (Authentication and Cloud Firestore), operated by Google LLC. Access is restricted by Firebase security rules to authenticated administrators of Riosul Properties. Inspector accounts cannot read other inspectors’ data. Riosul Properties does not export this data to any third-party processor.
7. Data retention
Inspection-run records and bug reports are retained while Riosul Propertiesuses the App for operational purposes. You may request deletion of your account and associated records at any time by writing to the contact e-mail at the end of this document.
8. Children
The App is intended for adult professional inspectors. It is not directed to children under 13 and we do not knowingly collect data from children.
9. Your rights
Subject to applicable law, you may request access to, correction of, or deletion of personal data that Riosul Properties holds about you. To exercise any of these rights, contact us at the e-mail below.
10. Changes to this policy
We may update this policy from time to time. The “Last updated” date at the top of this page indicates when it was last revised. Material changes will be communicated through the App or by e-mail to signed-in inspectors.
